As the affluent millennial population in India continues to grow, there has been a discernible change in their priorities. The middle and upper-middle classes are no longer content with just physical dwellings but have shifted their focus towards sustainable living that integrates technology, opulence, efficient communication, and mobility. This growing populace is seeking advanced and innovative solutions to enable them to achieve their goals of a luxurious yet eco-friendly lifestyle.

The Indian real estate sector, which surged and underwent a significant shift in 2023, is anticipated to propel demand throughout 2024. According to a recent report by NAREDCO-Knight Frank, the Indian Realty market is poised for substantial expansion, potentially reaching a valuation of USD 5.8 trillion by 2047, a stark rise from its USD 477 billion valuation in 2023. Real estate consultancy firm Anarock estimates that housing sales may surge by 30 percent this year, culminating in a record 4.74 lakh units sold in primary markets, with the total value of residential property transactions expected to reach an astounding Rs 4.5 lakh crore.

The Next-Gen Realty developers find themselves confronted with a distinctive challenge and an equally unique opportunity to furnish customers with bespoke and sustainable offerings, seamlessly integrated with the concept of eco-friendly domiciles. Meticulous attention to detail regarding location, choice of materials, ecological impact, and the ethos of environmental stewardship has engendered a plethora of projects spanning the expanse of India. According to McKinsey, the construction and upkeep of built environments are accountable for approximately 26 percent of total greenhouse gas emissions and 37 percent of emissions stemming from combustion, thereby rendering sustainability a fundamental tenet and an indispensable component of designs conceived by newer real estate enterprises. Anarock’s report indicates that green edifices harbour the potential to curtail energy consumption by 20-30 percent and water usage by 30-50 percent, thereby rendering them the preferred choice for the foreseeable future.

Indians are increasingly drawn to exploring new locales, even venturing into remote areas within popular tourist destinations like Kerala, Karnataka, Goa, Maharashtra, Himachal Pradesh, Uttarakhand, and Jammu & Kashmir. This trend reflects a desire to invest in wilderness areas that offer modern living standards. The rise of hybrid work cultures and a focus on work-life balance prompt many professionals to consider secondary residences as primary homes. Goa’s tranquil waters and the serene surroundings of Karnataka and Kerala provide a welcome escape from the pollution of urban centres like Gurgaon, Noida, Mumbai, and Bengaluru. This environmentally conscious generation seeks to reverse migration without sacrificing metropolitan comforts, driving a persistent demand for properties in these regions.

Goa – A prime pick for destination homes

The Goan realty market has witnessed a surge, experiencing a bullish trajectory marked by impressive returns on investments, particularly for those who made investments either prior or during the Covid pandemic. Such is the magnitude of this surge that certain locales have observed a staggering escalation in valuation.

Goa is observing a proliferation of eco-friendly properties, crafted by pan-India developers with a keen eye on the evolving needs and preferences of contemporary society. Many developers find themselves inundated with requests to incorporate solar panels, rainwater harvesting systems, composting plants, energy-efficient design technologies, etc, as essential amenities, in addition to the modern conveniences already provided. This phenomenon cannot be dismissed as a passing trend but rather signifies a deliberate cultural shift among property owners across numerous cities and eco-sensitive regions such as Goa.

Social Responsibility Needs your Heart, Time and Money

Sincerity and dedication are two of the most essential characteristics of a social enterprise. No matter how big or small the initiative, these two factors can decide the outcome of your participation.

I can relate to Guler Sabanci, a noted Turkish business woman, when she says, “I wear two hats. One is business and increasing my shareholders’ value; the other is social responsibility .” I do too. But one wonders how many business people think like that. How many of us do it just as a formality, for appearances sake, for the sake of the ‘feel good’ factor

Social responsibility or philanthropy of any kind – personal or corporate – should be a conscious effort of adding a strong leadership to the initiative. On the corporate level the effort needs to reflect that CSR is a “Goal” the company should effectively achieve, versus it being an activity obligated by the norms of The Companies Act or other such laws.

CSR can often be a goal that you must achieve, through an outsourced partner, or team, you are not directly leading. CSR needs to be more than monetary factors – it should be working as partners with the selected NGO or social organisation. I work with an NGO for animal welfare with specific goals to be met. One, there is an accountability first laid on the NGO also. As an example, the goal is to achieve certain number of animal sterilisations in a month: That goal being met by the NGO, we have added a team of doctors and helpers, and other resources, to achieve double the targets.

One has to have worked closely with the NGO before starting the programme, to walk the centre with them, making a one-time, or more, investment in the centre to create the setting for us to effectively meet the bigger volumes and targets. My visits to the NGO are connecting with them almost daily, a function I own, intervening when required, or simply taking an update to the progress.

It is crucial while the mission on hand is to be achieved, to also do your bit for the staff running the NGO in sometimes difficult situations and conditions, and stand by them as a partner to help them overcome the difficulties. This I personally found was well received, as it motivates staff with a renewed commitment.

I urge everybody to think through productively and innovatively, to go beyond the realms of “things don’t get done because of a financial crunch” and am in admiration of NGOs and non-profit outfits that create opportunities to generate revenues however small or big, to do their bit to also help themselves. I believe there will be donors who rise up to the occasion. But today’s donor wants to see results of their support, for which these institutes need to also show a shift in mindset and can-do attitude.

Corporates come with leadership. Some NGOs are fortunate to have that kind of leadership, while many struggle from the lack of it. But when a corporate extends their support, one must extend the skillset they have as value, to bring success to the social organizations too. This can be planning, organising, teaching, guiding on social media efforts, using connects to overcome obstacles, innovating, simplifying processes, etc. An important point when engaging CSR, it is not a one-person or core-committee only effort. I strongly believe, a company can and should create the opportunity for an individual to fully engage in social responsibilities, offering the CSR platform to all.

I make a very conscious effort to understand what kind of social activities my teams are personally passionate about. Sometimes they head that vertical or event. One example is a team member bringing a cause of an institute for differently abled (mostly autistic children) from low-income families. Here we plan a higher value contribution in helping the institute that is constructing a dormitory for their hostel students. That aside, what I saw as an equal value, was the team hosting a sports event for the hostel students, engaging them in various games, playing and competing in some games with them, giving of themselves and their time for these students. Equally, the institute’s staff was appreciated with small thank you gifts for all they do for the students.

Come the end of the year around Christmas time, the team is again eagerly awaiting the various social opportunities we can engage with. These range from orphanages for children with AIDS, prison ministry support, street-animal welfare, old-age homes etc. We reach them, find out what they may need, and accordingly supply within the budgets we’ve set. Where allowed, our teams go to the institutes, engaging at a personal level, bringing the element of cheer in its truest sense, with human interaction and fellowship.

Indeed, that brings us to the core aspect to corporate social responsibility . Where does it begin and where does it end? How do we do it to the best of our abilities to obtain the finest of results? The questions have a simple answer. Build what you want to see in the world, said Jack Dorsey and we must persevere to do so.

Mauritian or Portuguese themed homes – What is your choice?

Whether they are situated in the beach areas or in the plains, thick greenery or amidst the hills, with a few modifications one can have the finest Mauritian or Portuguese theme-styled houses or commercial spaces.

There is a distinct change in the lifestyle outlook of the modern family. With this metamorphosis, homes have acquired a new meaning of accomplishment. Modern communication advances, ability to travel at ease (with the exception of the pandemic) and exposure to global standards and style – all this has led to a demand for themed luxury homes.

From Lucknow to Mumbai to Delhi and southwards, there has been a revolution in architectural designs that have wowed home buyers and swept them off the floor. Be it Greco-Roman, Spanish, Mauritian, Portuguese or the general ‘European’ themes or very Indian, the list is endless and the architecture and style gets better and better.Home buyers today have an option from myriad choices. Mauritian Homes

Mauritius architecture, influenced by French and Spanish Colonists in the Indian Ocean is about adapting to the tropical environment. But it comes with elegance and sophistication. Be it in the over-all looks, there is attention to the sun, natural light, ventilation, making interior spaces comfortable. The architecture, in similar projects, features include smart designs for air ventilation for natural cooling, LED lighting, classic Portuguese styled clay or cement tiled roof, high-grade exterior metal paint with epoxy, video door telephone system, handcrafted teak main door, decorative lighting in the verandah, food-grade coated sump tank, amongst others.

Mauritian architecture is typical in its ‘tropical’ style, which enlivens the senses – being primitive and responsive to the local climate, with buildings designed to circulate air. There is a ‘green’ consideration – water-based landscaping and natural, locally-sourced materials taking precedence. It is rejuvenating as it has that vibe of a relaxation: an overall use of light and glass, indoor plants, shading from the sun, protecting from midday intense heat, natural wood finishes and neutral colours. The trademark elements consist of large shaded wrap-around veranda that goes around the house, vaulted ceilings, large windows and four-sided roofs, wooden sculptures and creole art, stone claddings which harmoniously blend with the surrounding and manicured gardens, wrought iron balustrades, decorative cornices. One cannot miss the ornate and intricate handcrafted wrought iron work too.

Portuguese Homes

As a former colony of Portugal, the legacy of the architecture has been impactful. While some claim it is uniquely Goan – such as by Paulo Varela Gomes, an architectural historian, who said that the churches and houses are unique in the world history of architecture. Whatever the verdict, there is an amalgamation of styles and the Portuguese influence is hard to miss. Some of these projects boast of immense value, by looks and by location, surrounded with the tranquillity of a thick green patch of tall trees that forms a therapeutic view for each home.

The façade of most such houses is symmetrical with tripartite divisions. Wooden rafters are a feature very prominent as an origin-based architectural element. The dining and drawing rooms are usually decorated with the element of blue china ceramic azulejos hand-painted tiles. There is much thought that goes into the exterior aesthetic with cornices, balcão arched in shape, corbelling, ornamental arched windows with detailed stucco mouldings, textured stone cladded walls, steep sloping roofs. There are more structured, manicured and curated gardens with pergolas as an outdoor aesthetic feature for shaded seating spaces.

Origin specific elements incorporated in some projects include clever floor plans to optimise space and provide comfort and conviviality; generous glazing allows abundance of sunlight; well-manicured gardens with verdant palms; large wrap around verandas; four sided roofs; glorious front façade, high vaulted ceilings; hand-crafted wrought iron work; sloping wooden rafters; warm lights and glass; natural wood finishes; green, forest and turquoise tones as the colour palette; more vibrant and exuberant tropical elements on the indoors, use of indigenous materials like antique basalt stone, ceramic mosaic tiles, teak wood and cane furniture and braided rope chairs, etc.
